Our clients recently purchased this converted downtown heritage building to house their thriving law business.  The main focus of the work was converting an old garage to an accessible office space.

The plan was to renovate the existing garage space and allow for barrier free access off the parking lot, add a small addition to the west side of the garage to house the stairwell which would connect the new space to the existing law office, make cosmetic changes to the existing office space, and beautify the exterior of the building. 

Pre construction planning was paramount as the changes required approvals from several departments at the City of London including zoning, planning, heritage, transportation, building and forestry.

After gaining appropriate approvals the project started with the small addition to the garage.  Because the existing building has a radiant heat system, the existing garage floor was completely removed to allow for radiant in floor heating in the converted garage space.

Existing garage doors were removed and windows/door were installed, office spaces were created and the once unconditioned space was sealed up with spray foam insulation.

The new space houses a reception/waiting area, boardroom, accessible bathroom.  A blend of beautiful craftsman style trim and modern finishes creates a high end space appropriate for the firm.

Phase two of the project brought us outside.  A full exterior remodel was completed including major parking lot reconfiguration and overhaul, all new landscaping, new fencing and privacy screens, painting and exterior finishing at the buildings exterior, and a full rooftop patio above the renovated garage.
